Hurricane Season and Real Estate: What St. Pete Buyers and Sellers Need to Know

August through October is peak hurricane season in Tampa Bay, and it doesn't just affect your emergency kit — it affects real estate transactions happening right now, on both sides of the table.

If you're buying:

Insurance is being underwritten more carefully than it used to be, especially on anything in a flood zone or built before certain elevation standards. Get your insurance quote early — before you're under contract with a tight closing timeline. A quote that comes back higher than expected, or a carrier that won't write a policy at all, is a much easier problem to solve with 10 days of breathing room than with 3 days left before closing.

Ask sellers for recent insurance costs, flood zone designation, and elevation certificates upfront if the home is anywhere near water. It's a normal, expected question in this market — not an awkward one.

If you're selling:

Storm season can slow down showings and spook buyers who are watching the tropics as closely as they're watching your listing. A few things that help:

- Have your flood zone, elevation certificate (if applicable), and current insurance costs ready to hand over. Buyers who can't get this information easily tend to assume the worst.
- If you've made storm-related upgrades — impact windows, a newer roof, elevated mechanicals — make sure that's front and center in your listing, not buried in the disclosure paperwork.
- Don't let an active storm in the forecast talk you into pulling your listing. Well-prepared, well-priced homes still sell during storm season; buyers relocating from out of state in particular are often working on their own timeline that doesn't pause for weather.

If a storm does approach mid-contract, closings can and do get pushed for wind mitigation reinspections or insurance binding issues. Building a little flexibility into your contract timeline during these months isn't pessimism — it's just how Florida real estate works from August through October.
